For veterans looking to plant roots, one U.S. metro area has just been crowned the top spot. The Virginia Beach-Chesapeake-Norfolk region in Virginia has been named the most favorable place for former service members to settle down, according to a new 2026 ranking.

This significant designation comes from Veterans United Home Loans, a company known for its VA mortgage products. Their "2026 Best Places for Veterans to Live" list, officially released on May 18, 2026, highlights a powerful combination of financial advantages, a thriving military community, and an overall quality of life that few other major metropolitan areas can rival.

The comprehensive evaluation by Veterans United Home Loans reviewed 23 distinct factors across 50 of the most populous metro areas in the nation, with some reports suggesting an even broader analysis of 605 statistical areas. The methodology blended hard data with real-world experiences, incorporating insights from a survey that included nearly 200, and in some accounts, almost 600 veterans spanning multiple generations. This approach aimed to pinpoint the most crucial elements impacting their lives after service.

The criteria for the ranking were extensive, covering essential aspects such as housing affordability, the stability of the local job market, ease of access to healthcare services, the quality of educational institutions, and neighborhood safety. State-level tax benefits specifically tailored for veterans also played a critical role in the scoring. This year's top-ranked area, Virginia Beach-Chesapeake-Norfolk, has unseated last year's number one, Myrtle Beach-Conway-North Myrtle Beach, S.C., marking a shift in the landscape for veteran-friendly cities.

The coastal expanse of southeastern Virginia, where the Chesapeake Bay meets the Atlantic Ocean, is intrinsically linked to the U.S. military. It proudly hosts the headquarters of the U.S. Navy's Fleet Forces Command and the vast Naval Station Norfolk, which is recognized as one of the largest naval installations globally. This deep military presence translates into one of the country's highest concentrations of veterans, with a reported 194,678 former service members calling the area home. This robust community naturally fosters a supportive and understanding environment for those who have transitioned out of uniform.

When it comes to homeownership, the Virginia Beach metro area offers diverse entry points. Data from Zillow, referenced in the rankings, indicates a median home value of approximately $427,121 in Virginia Beach itself. Chesapeake's median stands close behind at around $422,528. For those looking for more accessible options, Norfolk presents a median home value of $310,519, a figure considered particularly attractive for first-time homebuyers leveraging a VA loan.

Beyond housing costs, Virginia sweetens the deal with significant tax relief for its veterans. Disabled veterans with a service-connected condition are eligible for a full property tax exemption, while military retirees can exclude up to $40,000 of their annual retirement income from state taxes. These financial incentives significantly bolster the region's appeal.

Chris Birk, Vice President of Mortgage Insight at Veterans United, underscored the thoroughness of their evaluation. He explained, "Choosing where to put down roots is one of the biggest decisions Veterans and military families make after service, and this year's list shows how important it is to look beyond home prices alone." Birk further articulated that the leading metropolitan areas for 2026 stand out because they successfully combine affordability with strong veteran communities, reliable access to care, ample employment opportunities, and a quality of life that supports long-term stability. He added, "Places like Virginia Beach, San Antonio and Jacksonville reflect what many Veterans are looking for – communities where military service is understood, support networks are already in place and homeownership can feel more attainable."

The complete top 10 list for 2026, as compiled by Veterans United, includes: Virginia Beach-Chesapeake-Norfolk, Va.-N.C.; San Antonio-New Braunfels, Texas; Jacksonville, Fla.; Nashville-Davidson-Murfreesboro-Franklin, Tenn.; Tampa-St. Petersburg-Clearwater, Fla.; Oklahoma City, Okla.; Austin-Round Rock-San Marcos, Texas; St. Louis, Mo.-Ill.; Salt Lake City-Murray, Utah; and Dallas-Fort Worth-Arlington, Texas. The strong presence of three Texas metros and two Florida cities on the list points to a broader trend of veteran migration. Reports indicate a noticeable movement towards Sun Belt states, often driven by factors like warmer climates, lower tax burdens, and expanding job markets that have historically attracted military families. Notably, seven of the cities featured in this year's top 10 are new additions, including Austin, Dallas, Jacksonville, Nashville, Oklahoma City, Salt Lake City, and St. Louis. This suggests evolving migration patterns as veterans seek out areas offering a balance of lower costs and higher growth potential.

These rankings highlight the ongoing challenges faced by many of the nearly 17.6 million veterans across the United States as they transition to civilian life. Despite federal commitments to healthcare, housing, employment, and education, some veterans still struggle to secure these essential services, with veteran homelessness remaining a critical concern. Therefore, the identification of cities that excel in providing established veteran support networks, accessible VA care, attainable housing, and diverse employment opportunities is vital for fostering long-term stability and overall well-being for those who have served the nation.

While Veterans United's ranking focuses on its specific criteria, it is worth noting that other organizations also produce similar lists with varying outcomes. For instance, a 2026 ranking by WalletHub named Austin, TX, as the best city for veterans, citing its colleges tailored for veterans and a high median annual income for this demographic. Similarly, the VA Loan Network's 2026 VA Home Value Index positioned Decatur, IL, as the best overall place for veterans, followed by Battle Creek, MI, and Myrtle Beach-Conway-North Myrtle Beach, SC. These differences underscore the diverse methodologies and priorities used when assessing what truly makes a city "veteran-friendly."
